Choosing the right real estate professional can make all the difference. To assist in making the right decision, consider asking these important questions when interviewing agents:
- Where do you think the buyer for my home will be coming from? Will it be a move-up buyer or a first-time homebuyer?
- How will you market specifically to this type of buyer? What proactive steps will you take beyond the traditional 5 P’s?
- What sets you apart from the average REALTOR®? (Please describe your personal marketing strategies, not your company's stats.)
- What can I do to improve the marketability of my home?
- What are the biggest buyer objections you foresee with my home? (Please be candid.)
- Would you recommend a buyer incentive? If so, what kind and why?
When selecting an agent, look for someone who goes beyond the basics and includes proactive marketing strategies, such as:
- Installing a brochure/information box on the yard sign
- Using QR codes on signs and digital ads
- Advertising listings on Facebook and other social platforms
- Creating full-color highlight brochures for buyer showings
- Leveraging internet marketing and email campaigns
- Advertising through cable TV
- Running direct mail campaigns to target buyers
- Personal marketing efforts that go beyond what the brokerage offers
- Using interior highlight cards during showings
- “800” number riders on yard signs for 24/7 information
- Providing a personal brochure and professional resume
- Hosting a Broker Caravan Tour with lunch or a raffle to increase agent exposure
